Made an offer on a townhouse today. Owner listed it at $268,000, I offered $263,000 to start the dance. Guy came back $267,600. He came down $400! Is this how these in breds negotiate down here???

 

some areas are getting 5% above list price, sometimes more.  Where is this property?

How much space does that price by you in Florida RD ? I have a townhome in Denver I’m renting. Would prefer not to move back into it for various reasons. but looking at what you can get in that price same range which is what I would like to pay, it’s not a lot.

1564 Sq ft in Lake Nona, Fl. It’s probably BGS trying to rip me off.....

 

Lol. Sounds like it’s probably about the same kind of market. I found a great one...2200 sq feet I absolutely loved for 330. More than I wanted to spend for sure but obviously it was a deal. I probably could’ve rented it out for 3000 a month.... That may be what someone is doing.

 

Other one I found $300k but only 1215 sq feet...I did find one that is tolerable for about 265k.

I should not be in a rush but I just think I need to buy something to make sure I go through with this move. Sometimes things sound like a really good idea to me for about a week.

 

How far is that from where you live now?

 

Is this BGS property? I’m confused.

Shit's out of control here still.

Yeah. I thought about renting, until I figured out what I wanted to do and couldn’t find a place I would want to live in for under 2500 a month.

 

Granted I didn’t look very hard,but if I’m going to have to pay that much, I will just move into my townhome.

 

Franklin, TN Is moving up the shortlist.

Franklin, TN Is moving up the shortlist.

Only problem renting is most things point to interest rates continuing to rise. Unless you are paying cash or assuming a drastic proce reduction in property values.

I would pay cash.

 

But think I pretty much decided that it makes most sense for me to kick out my renter and live there. That way I can do the updating that needs to be done before I sell, and if I live there for three years I can avoid capital gains tax by using it as my primary residence.

I was just kidding about BGS. The place is a 5 minute ride from where I am now, and walking distance to my kid's school. Area is booming so want to get in on the cheap before it entirely explodes. Construction has already started on a brand new development right down the road from this guy's place, so was hoping he was getting antsy. When the new development is complete, they'll have brand new town homes starting at $280k.
